The CFPB was established July 21, 2010.  The bureau has broad, independent authority to administer, enforce, and implement 19 federal consumer financial laws.  While the CFPB has unbridled power to investigate a company, the bureau has not hesitated to name individuals in its enforcement actions.   The CFPB is also SELF-FUNDED.

DO YOU REBATE A PORTION OF YOUR COMMISSION TO THE CLIENT?
WE HOPE NOT.  But if you do, you need to be aware:
* You must disclose to the lender and your broker in the very beginning.
* You must get approval from your broker and lender in writing.
* You must make your client aware that the lender may not approve the rebate,
even though you have an agreement with the client. This must be in writing.
* There may be an admin / risk fee assessed to the client, payable to WDR Admin/Risk.

WDR Property Procedures

1)
Executed Listing Agreements shall be turned into the office in  3 days.

2)
All Listings must be on CSS.

3)
CDA must be completed 21 days before closing.

4)
Use the Supra Blue iBox.  Combo lock boxes are not allowed.

MENTORING / COACHING PROGRAM


For Rookies and Refresher for those that have been gone for a while. 70/30 split while training - first 5 transactions excluding leases. The program is renewable as agreed to by trainee and Mentor / Coach.



Choose Your Commission Structure for Success.  You Have Numerous Options.
++  The Commerical split for rookies is 50%, and can go as high as 80%, depending on your commercial production.

* Sign On Fee is an admin fee charged one time to the agent for the onboarding process.

** "Transaction unit" is every $10,000 in gross commissions per each individual property / and individual legal desciption.

*** I understand that company paid leads incur a referral fee in addition to normal fees. 

**** All commercial deals are on a split, and must be reviewed by the Commercial Department and / or WDR Broker.

Welcome To The WDR Family!
 
We are so excited to have you join a progressive, agent centered business organization.  The goals you set for yourself are going to make you what you want to be, and we are here to help you achieve that.

WDR was established in 2001, and created a new and unique concept to real estate:  the Transaction Fee Based Brokerage.  Prior to that the company was with a known nationwide and worldwide franchise, and achieved the Top 200 award out of the 3,500 offices worldwide.
 
As your broker, I'm a Dallas native, and come from a well known real estate family.  I have held a broker license since the 1980's, while I started out as a real estate appraiser.  I obtained the SRA appraisal designation in 1989; purchased my first real estate franchise in 1994.  In 2001 I observed a shift in the market regarding trends in REALTOR commission splits, and decided to create a company that embraced this new paradigm.  WDR became one of the first full service brokerages offering commission split percentages up to 100%.  I've decades of real estate experience to draw from and am going to be available at any time to assist with your real estate questions.
